A match brief is a short written record of your requirements. It is the only input our analysts use before they inspect, verify, and rank country houses and cottages across Ukraine.

One brief is enough. A regional analyst reads it, checks it against inspected properties, and replies with 5 to 10 cottages or country houses plus the match note for each one. Fees are flat and confirmed before any viewing.

What happens after you send the brief

Five business days, four checkpoints, one shortlist. Nothing arrives without a dated inspection note attached to it.

    Day 1: brief logged

    We confirm receipt by email and assign your brief to the analyst covering the oblast you named.

    Days 2 to 3: candidates drawn

    Local analysts pull properties from owners, agents and private sellers, then cut the pool against your must-haves.

    Day 4: inspection notes written

    Each candidate gets a note with inspection date, source, document status and the caveats we found.

    Day 5: shortlist delivered

    You receive 5 to 10 properties with a match reason for each, plus the flat fee stated in full before any viewing is booked.

What this service is, and what it is not

We match your brief to a shortlist of country houses and cottages. We do not represent owners, and we do not act as a real estate agency on your behalf.

    Selection service, not an agency

    Our role is research and matching. We hold no brokerage mandate, we cannot sign for you, and we take no commission from the seller side. Any viewing, negotiation, and purchase contract happens directly between you and the owner or their representative.

    Fees are flat and disclosed upfront

    A fixed selection fee is quoted in your brief confirmation before any work starts, payable in hryvnia. There are no hidden commissions, no success percentage, and no charge for properties you decline. Third-party costs such as notary, valuation, or land registry work are paid by you directly to those providers.

    No legal, tax, or investment advice

    Inspection notes and ownership summaries are practical observations, not legal opinions. Land status, inheritance chains, and zoning must be checked by your own lawyer, and tax or currency questions by a qualified adviser before you commit funds.

    Notes carry dates, sources, and caveats

    Every note states the inspection date, who verified it, and what remains unconfirmed. Property conditions and prices change quickly, so treat a note as valid for the week it was issued and ask us to re-verify before a second visit.

    Coverage across Ukrainian regions

    We work with local analysts covering Kyiv, Lviv, Odesa, Kharkiv, Dnipro, and the Carpathians. Rural plots in remote settlements may take longer to verify, and we will tell you when a brief falls outside what we can check reliably.
