How the matching process works, from brief to handover.

We read your brief, verify each candidate on site, and send back a shortlist of 5-10 properties with an inspection note attached. No endless scroll, no listing portal, no commission folded into the asking price.

02 / Process

Four steps from a written brief to keys in hand

No endless listing scroll, no open houses. Each stage has an owner, a deadline, and a document you can keep on file.

  1. 01

    Brief

    You send a written brief covering region, property type, budget, and must-haves. If two answers conflict, we ask before the search starts rather than after it ends.

  2. 02

    Shortlist

    You receive 5 to 10 properties, each with an LLM match note stating why it fits your brief and what it does not cover. No padding, no filler listings.

    Turnaround: 5 working days

  3. 03

    Inspection

    A local analyst in Kyiv, Lviv, Odesa, Dnipro or the Carpathians visits in person and files notes on access, utilities, seller documents, and structure, stamped with the visit date.

    Report: 2 to 4 pages per property

  4. 04

    Handover

    You pick two or three properties for a viewing trip. We arrange access, collect the seller's documents, and pass the file to your lawyer before anything is signed.

03 / Vetting

Six checks, each one dated

No property reaches your shortlist until a local analyst has walked it and logged every item below. Each finding carries the date it was recorded, so you always know how fresh the file is before you travel.

    Documents and title

    Cadastral extract, ownership title, and the seller's legal capacity, cross-checked against the State Register of Real Estate Rights.

    Encumbrances

    Liens, easements, lease agreements, and open court claims tied to the plot or the building on it.

  3. 03

    Access

    Legal and physical approach: road status, seasonal passability, and whether the driveway sits on the plot or on communal land.

  4. 04

    Utilities

    Connection points and meter readings for power and gas, well depth with a water sample, and the condition of the septic system.

  5. 05

    Structure

    Foundation, walls, roof, and damp. The note names anything that needs repair and the likely cost range for each item.

    Boundaries

    Survey markers measured against the cadastral plan, plus neighbour disputes and unregistered encroachments.

If any item on your file is older than 90 days on the day you sign, we re-check it at no extra cost. Send your brief and the first inspection notes arrive with the shortlist.

05 / Fees

Flat fees, disclosed before we open a single file.

The price of an engagement is fixed at the brief stage and stays fixed. We take no commission from the seller, no percentage of the sale price, and no payment from owners whose houses we inspect.

  • The engagement cap is agreed before stage 01 begins.
  • Stages you do not use are refunded when the file closes.
  • Inspection notes are yours, whether or not you buy.
