A match brief is a short written record of your requirements. It is the only input our analysts use before they inspect, verify, and rank country houses and cottages across Ukraine.
Your brief stays with the analyst handling your case. It is never published, and no fee is charged until you approve a shortlist.
02 / Match brief
One brief is enough. A regional analyst reads it, checks it against inspected properties, and replies with 5 to 10 cottages or country houses plus the match note for each one. Fees are flat and confirmed before any viewing.

We match your brief to a shortlist of country houses and cottages. We do not represent owners, and we do not act as a real estate agency on your behalf.
Our role is research and matching. We hold no brokerage mandate, we cannot sign for you, and we take no commission from the seller side. Any viewing, negotiation, and purchase contract happens directly between you and the owner or their representative.
A fixed selection fee is quoted in your brief confirmation before any work starts, payable in hryvnia. There are no hidden commissions, no success percentage, and no charge for properties you decline. Third-party costs such as notary, valuation, or land registry work are paid by you directly to those providers.
Inspection notes and ownership summaries are practical observations, not legal opinions. Land status, inheritance chains, and zoning must be checked by your own lawyer, and tax or currency questions by a qualified adviser before you commit funds.
Every note states the inspection date, who verified it, and what remains unconfirmed. Property conditions and prices change quickly, so treat a note as valid for the week it was issued and ask us to re-verify before a second visit.
We work with local analysts covering Kyiv, Lviv, Odesa, Kharkiv, Dnipro, and the Carpathians. Rural plots in remote settlements may take longer to verify, and we will tell you when a brief falls outside what we can check reliably.
